This design-build office and warehouse project was negotiated through the Owner's representative, Doug Smith of Mariner Marketing Ltd. It included 47,800 sf with two tenant areas in the base building contract. An additional three tenant spaces were added for a total of 57,150 sf including mezzanines. The project underwent value engineering involving structural re-design in January, with structural steel scheduled to start standing April 6th. The challenge lay in the fixed possession date of May 22, 1998 for the anchor tenant. This was achieved with innovative and aggressive planning done at a meeting with the subtrades in early April. This was also accomplished in spite of a major snowfall March 16 & 17th. Also complicating the project was the extremely soft soil conditions, particularly in the loading dock area. The close cooperation between PCL-Maxam, the Owner and the subtrades enabled all tenants to move in as schedule by the end of August.
